Abstract
Článek pojednává o identifikaci cenotvorných faktorů u rezidenčních nemovitostí, konkrétně u rodinných domů. Identifikace byla provedena na sestavené databázi, která obsahuje 631 rodinných domů s prvotně zachycenou iniciační nabídkovou cenou a cenu realizovanou v okrese Brno-venkov. Sběr dat probíhal mezi roky 2017 až 2020; kromě zmíněných cen databáze obsahuje informace o rodinných domech z nabídkové inzerce a veškeré veřejně dostupné informace z veřejných zdrojů k dotčeným rodinným domům. V rámci sestavené databáze byla provedena analýza daného segmentu trhu a definovány cenotvorné faktory. Následně byl testován vliv těchto faktorů vícekriteriální analýzou. Vliv na prodejní cenu byl v rámci výzkumu prokázán u vzdálenosti od Brna, stavebně technického stavu nemovitosti či velikosti rodinného domu, pozemku a obce, v níž se se objekt nachází. Zkoumaný vliv metropolitní oblasti (vliv míry funkční integrace) se nepotvrdil. Avšak potvrdil se vliv zvýšení prodejní ceny v obcích se zvýšenou četností výstavby nových rezidenčních staveb.
The article deals with identification of price setting factors in the residential part of the real estate market, specifically for the houses. The identification was based on a set of 631 houses with the initial asking price and selling price. The houses are located in the district Brno-venkov. The database was compiled in the period from 2017 to 2020. The database also contains all the information about houses. The influence of factors was tested by multicriteria analysis. The selling price was proved to be dependent on the distance from Brno, the construction technical condition, the size of the family house as well as size of municipality around. The influence of the metropolitan area was not confirmed. Positive effect of increasing the number of houses in municipalities to selling prices was found.
