| dc.description.abstract | Diplomová práce se zabývá především oceňováním nemovitých věcí - pozemků ve městě Blansko. Text je rozčleněn na teoretickou a praktickou část. Teoretická část pojednává o definicích jednotlivých základních pojmů, které jsou definované v českém právním řádu. Následně jsou popsány procesy územního plánování a přiblížení vzniku územního plánu ve městě Blansko. Poslední kapitolou teoretické části je cenové právo a jeho rozbor. Praktická část se nejprve věnuje rozboru zájmové lokality, ve kterém je město Blansko podrobně popsáno a dále je zde provedena segmentace místního trhu s nemovitými věcmi. Poslední část tvoří ocenění zvoleného pozemku cenou zjištěnou a cenou obvyklou v návaznosti na jednotlivé stupně územního plánování. Uvedená ocenění jsou mezi sebou vzájemně porovnána a vyhodnocena. | cs |
| dc.description.abstract | The thesis deals mainly with the evaluation of the real estate – land in Blansko. The text is divided into theoretical and practical part. The theoretical part deals with the definitions of the basic terms that are defined in the Czech law. Subsequently the processes of the land-use planning and the approach of the ground plan creation in Blansko are described. The last chapter of the theoretical part is the price law and its analysis. The practical part is analysing the area of interest at first, where Blansko is described in detail and then the segmentation of the local market with the real estate is carried out. The last part is dedicated to the evaluation of the chosen land by the detected price and the usual price in relation to the various levels of the land-use planning. These evaluations are compared to each other and analysed. | en |
